How to read an Egyptian payment plan: down payment, delivery payment and maintenance

Terms

• Down payment: paid at reservation.
• Payment after 3 months: very common on the coast; effectively part of the down payment.
• Delivery payment: 5–10% due at handover.
• Maintenance deposit: 8–10% of unit price, usually due a year before delivery, not included in the price.

Example

A 10M EGP unit, 5% + 5% after 3 months over 8 years, 8% maintenance: 1M in the first quarter, then 281K quarterly, plus 800K maintenance before delivery.
