Delivery timeline & payment tracker

See the months left to handover, how much you will have paid by delivery, what remains afterwards, and a guide to delivery delays and your contractual rights.

Two questions that matter: how many months until I get my unit, and how much of it will I have paid by then? A unit delivered in 4 years on an 8-year plan means you move in having paid about half, and finish the rest while using or renting it.

Typical delivery times

New North Coast projects deliver in 3–4 years; later phases and resale units are ready now or within a year. New Alamein and Ras El Hekma mega-projects deliver in phases up to 5 years. Alexandria compounds deliver in 2–3 years with many ready units available.

Delays and your rights

Egyptian contracts usually give the developer a 6-month grace period. Some specify a penalty (e.g. 1% of paid amount per month, capped at 5–10%); many do not, so read the delivery clause and insist on a firm date, not an "estimated" one. Check the developer's track record — 4Ways tracks delivery status across the coast.

Before handover

  • Do a snag-list inspection before signing
  • Have the maintenance deposit, delivery payment and meter fees ready
  • Verify area and finishing against the contract
  • Keep all receipts for resale or registration
