The unit price is not all you pay. At handover you pay a maintenance deposit (usually 8–10%), often a delivery payment and meter fees; then yearly maintenance, club fees and utilities, plus furnishing. This tool adds it all up: due at handover, yearly and monthly running cost, and a 10-year total — the fair way to compare two projects.
Maintenance deposit
Paid once before handover (8–10% typically, 5–12% range), invested to fund common-area upkeep; usually non-refundable but transfers on resale, and never included in the price or installments.
Annual maintenance
North Coast projects charge EGP 150–450 per m² per year depending on amenities (lagoons, beach clubs, 24h security, shuttles). Alexandria compounds typically EGP 100–300 per m².
